Buying property on the Costa Blanca

An English-speaking mortgage broker and property finder for the province of Alicante — Torrevieja, Orihuela Costa, Guardamar and Alicante city.

A broker in the Vega Baja from October 2026

From October 2026 Smart Finanz has a base in the Vega Baja, at the southern end of the province. Not a virtual office and not a comparison site run from somewhere else: someone who can go and see the property, sit down with the estate agent and be at the notary for the signing.

To find the property, we get on the phone to the estate agents in the area and tell them what you are looking for, rather than waiting for it to appear on a portal. That does not mean we push their stock at you. It means that by the time the right property turns up, the financing is already prepared and the purchase does not fall apart over deadlines.

What buying really costs in the Valencia Region

Transfer tax on resale property came down to 9% on 1 June 2026, under Ley 5/2025. It is a recent change, and worth budgeting from the right date.

Above €1,000,000 the rate is 11%, and has been since January 2023. It is the detail that moves the most money and gets explained worst: it applies to the whole value, not only to the amount over the million. A property at €1,200,000 pays €132,000, not €112,000.

Buy new build — a large part of the coastal market — and it is not transfer tax at all. It is VAT at 10%, plus stamp duty, which came down on the same date from 1.5% to 1.4%.

Those are the general rates, and not the only ones. The rate may fall to 6% if you are under 35 and it is your first main home, to 3% for a large or single-parent family, or to 3% for a buyer with a recognised disability of 65% or more —or a permanent intellectual or mental disability of 33%—. Above €180,000 those become 8%, 4% and 4%. All three require the property to be your main home; the first two also require your income to stay inside the limit the law sets, and the disability one does not. Where we work

Torrevieja. The most international market in the province, and the lowest entry price of these four. Mostly resale, so it is transfer tax that drives the cost.

Orihuela Costa. Golf urbanisations and new build, though there is plenty of resale too. If it is new build the sums change: VAT and stamp duty instead of transfer tax.

Guardamar del Segura. Beach and pine forest, and lower-rise than its neighbours. A mix of Spanish second homes and foreign buyers who live here all year round.

Alicante city. A city that works all year, not just in season: main homes and rentals count for more here than anywhere else in the province, and prices swing sharply between the old town and the outer districts.

Buying from another country

If you are buying from abroad, the mortgage is not the only problem. You cannot view, you do not know which neighbourhood is which, and you do not fully understand what you are signing. We find the property, filter it and show it to you on video, with the financing worked out from day one.

It works the same way if you are paying cash. There is no mortgage to arrange, but tax, valuation, notary and Land Registry all still apply.

Frequently asked questions

How much money do I need to buy on the Costa Blanca?

It depends on the price, on whether it is new build or resale, and on how much the bank will lend. Our purchase cost calculator estimates it with Valencia Region tax already applied.

Can I get a Spanish mortgage if I am not resident here?

Yes. Spanish banks typically lend 60–70% of the value to non-residents, and the process can be run remotely from start to finish. What matters most is a well-prepared application and being able to evidence where your funds come from.

What tax will I pay buying on the Costa Blanca?

On resale property, transfer tax came down to 9% on 1 June 2026. Above €1,000,000 the rate is 11%, and it applies to the whole price, not only to the part above the million. New build is VAT at 10% plus stamp duty instead. Reduced rates exist for some buyers, each with its own conditions.

Can I buy without flying over?

Yes. We search, filter and view properties for you on video, and the purchase itself can be completed with power of attorney. From October 2026 we have a base in the Vega Baja, so someone can be there in person.

Do you only work in the four areas listed?

No. We work across the whole province, and also in the Canary Islands and Málaga. The Vega Baja is where we have a physical base from October 2026.

I am a cash buyer. Is a broker any use to me?

Property finding does not depend on a mortgage. Paying cash removes the mortgage and nothing else: searching, negotiating, tax, valuation, notary and Land Registry all remain, and that is where a buyer who does not know the Spanish system loses money.
