The asking price is not what buying costs. On top of it come the regional transfer tax — which is not the same in Madrid as in Catalonia — plus the notary, the land registry and the paperwork agency. No purchase tax changes because you are a non-resident. What changes is the future sale and the non-resident income tax withholding.

What you actually pay

Resale property: transfer tax, set by each autonomous region. It is the big item and the one that varies most — between 6% and 13% depending on where you buy and for how much.

New build: 10% VAT — a national tax, identical across the fifteen common-regime regions — or 7% IGIC in the Canary Islands, plus stamp duty, which on a purchase only appears here.

In both cases: notary, land registry and paperwork agency. Notary and registry follow a regulated scale that rises with the value; the agency sets its own price. A valuation is only needed if there is a mortgage.
